Twitter is a great resource to meet potential buyers and sellers in your area, but you have to do it the right way. If you make every post about real estate you may be seen as boring or a spammer, but with too few tweets about real estate your followers may not think of you when looking for a broker. Your tweets need to show your personality, interests, and blend your personal with your business life. Twitter is also a great for SEO purposes because you can include links to your real estate website or blog, driving more traffic there. Here are some useful ways to use Twitter for your real estate business. There are many more, so feel free to add some of your own!

Tweet positive news about your real estate business

Write about events you’d like to invite others

Use both replies and direct messages to get to know people

Share your real estate website in your profile

Write jokes

Share breaking news

Give free advice and tips

Avoid boring topics like what you had for lunch

Share great sources of information and give them credit

Have a quote of the day

Link to new blog posts

Most people don’t like auto direct messages

Link all of your social networking sites with each other

Interact with Realtors from other parts of the country. They can be a great source of referrals.

Use twitpic to share photos of your new listings.

Remember, the quality of your followers is better than the quantity.

Are you thinking about starting a blog, but not sure about which blogging platform to use? For many real estate brokers, Wordpress offers the most ease of use, flexibility, and SEO benefits.

Wordpress lets you name your URL structure. So, instead of a name like http://www.mysite.com/?p=123xyz you can name it http://www.mysite.com/great-article-name” so search engines can pick up those keywords and associate them with your website.

Wordpress has a plugin that will automatically make an XML sitemap for you. So, Google will have a “map” to your site and won’t miss any important pages.

Great SEO plugins like the all-in-one-seo-pack allow you to edit elements of your page like title tags, meta descriptions, and meta keywords without knowing a bit of html code.

There are many other plugins available for whatever functions you want for your website. It’s easy to insert a contact form or any other useful gadget.

You can easily write posts to update your blog with a user-friendly interface.

You can switch your Wordpress theme to change the appearance of your blog quickly and easily. Do you want your website to look professional, fun, or goofy? There’s a theme for that!

Wordpress automatically sends pings to notify others when you have a new post. You want your readers to know when they should come back and Wordpress does the work for you!

Allowing URLs to be automatically created instead of creating your own. Keep your title catchy and your URL keyword rich.

Allowing pages to be indexed that don’t need to be. Index useful pages, but not contact pages, enlarged photo pages, printer-friendly pages, etc.

Having multiple URLs for the same website. The duplicate content doesn’t help.

Forgeting your keyword focus in your blog posts. It is easy to get off-topic, but make sure your topic is related to your target keywords and those keywords are still present.

Lack of an RSS feed or social media. Allow people to subscribe to your blog and share it with their friends.

Not owning your domain name. It gives you more control.

Using suboptimal keywords as your anchor text for internal links.

Targeting the wrong keywords. It sounds great to you, but do other people search for those terms?

Having a Flash website without html alternatives. It looks pretty, but search engines can’t “see” Flash.

Using Javascript links without html links or a sitemap. Search engines can’t crawl through Javascript either.

Not maintaining your website. Search engines and people want fresh content.

Lack of heading tags. Search engines look for these, so don’t use images instead. Even if they’re not pretty you can use CSS to change the appearance.

Search engine optimization will make your website more visible and attract more people to it, but are these the right people? The whole goal of SEO is to bring you more business, more specifically, closed deals. How can you increase the chances that your SEO efforts will bring more real estate leads who will become clients who will close deals?

Research keywords to understand what buyers and sellers in your specialty area are searching.

Of course, as you’ve seen in other SEO blog posts, make sure those keywords are in your titles, URL’s, meta tags, etc.

Don’t forget to use those keywords in your blog posts. It is easy to get off topic when thinking of blog post ideas, but don’t forget why you’re writing.

Make sure your website has a “call to action” to encourage people to pick up the phone, email you, sign in, or whatever your goal is.

Check your analytics to see if certain pages have a high bounce rate and think of an incentive to get them to do the call to action instead.

Notice which keywords or referral websites are bringing you the best leads and focus your marketing efforts there.

With more leads you can be more picky about which clients you work with and refer the less motivated or more difficult clients to other agents who are starving for any business they can get.

How do you choose a search engine optimization company? There are so many out there and you fear that their services won’t work and that you’ll waste your hard-earned money, or worse that they’ll use “black hat” SEO techniques only to cause your website to be “punished” by Google sending it to the bottom of the rankings, a devastating event for anyone depending on buyers and sellers to find their website in order to run their real estate business. Have you been interested in speaking with a search engine optimization company, but aren’t sure what to ask? Here are a few tips given by Google on how to select an SEO firm:

Can you show me examples of your previous work and share some success stories? Even if the company is new they should have some experience or some work to show you they know what they’re doing.

Do you follow the Google Webmaster Guidelines? Ask the SEO company what they do to optimize your website, then click the link to see if they describe many of the guidelines given by Google.

Do you offer any online marketing services or advice to complement your organic search business? Examples include pay-per-click advertising, analytics reports, conversion tracking, and web design.

What kind of results do you expect to see, and in what time frame? How do you measure your success? Make sure you’re both on the same page. It’s better to have this conversation in advance than to be disappointed later. SEO is a slow process, so the company you choose should explain that it takes months, not days to increase your position.

What’s your experience in my industry? Your search engine optimization company should understand the real estate industry to know how buyers and sellers search for homes and Realtors online.

What’s your experience in my country/city? You might prefer a face-to-face meeting to learn more about SEO, but with technology this isn’t always necessary.

What’s your experience developing international sites? Since you are interested in local buyers and sellers, this probably wouldn’t apply to real estate agents.

What are your most important SEO techniques? Are they too good to be true? Do they make any promises? No SEO company can guarantee that you’ll rank in the number one spot for a certain keyword. Google’s algorithm and other websites change all the time.

How long have you been in business? The level of expertise differs. You might not need or be able to afford the biggest SEO firm for your small real estate website, but you should get what you pay for.

How can I expect to communicate with you? Will you share with me all the changes you make to my site, and provide detailed information about your recommendations and the reasoning behind them? They should be able to clearly explain what they have done and provide reports. I would recommend choosing a company that offers support after your website is optimized so that they can answer your questions and provide updates periodically.

Google recently added real estate searches to Google Maps, but opinions of it have been less than stellar. Finding the real estate search isn’t intuitive. You start by going to http://maps.google.com/ and selecting “show search options.” Then, you can choose “real estate” search from the drop-down menu. From there you get five choices to narrow down your search: price range, square footage, number of bedrooms and bathrooms, and foreclosure. Foreclosure is definitely not one of the first things I would search for. I’ve had many more buyers ask me for a particular style of house or for a basement or garage before they would specify that they are looking for a foreclosure. Most buyers are looking for a deal in general, whether or not it comes from a private seller or bank.

You can select a listing from the map or the sidebar to get a quick peek at the address, one picture, price, the number of bedrooms and bathrooms, and a link to another website for more information. I found it frustrating that when I went to the website I couldn’t go back to the Google map search without it clearing my search criteria.

Since Google has been so great in the other services it provides I just expected more. At the very least I expected it to be comparable to the other big real estate websites like Realtor.com, Zillow, Trulia, or Yahoo Real Estate. What are your opinions?

You know the saying about real estate, the three most important features are “location, location, location.” Well, the same goes for doing SEO for Realtors. You need people buying and selling in your specialty area to find you, not those across the country. Therefore, optimizing for a local search is the most important thing a Realtor can do. First, submit your business to local directories like the Google Local Business Center, Yahoo Local Features, Bing Local, Yellow Pages, Super Pages, Localeze, etc. There are others, but the most important thing to remember is to verify that the information in all of these directories is accurate and consistent. This gives Google confidence that they have your correct contact information and will rank you higher. Some of the search engine companies will call the phone number you listed or send a postcard to the address to verify the information before your listing is activated to check for accuracy. It helps to also be listed on websites associated with your local area like a chamber of commerce. The more often and consistently your information is listed online, the better you will rank. Some of these websites allow your clients to comment on your real estate services. The quantity of reviews also helps increase your real estate listing. However, even if no one writes a review, don’t worry. Most real estate agents don’t submit their businesses to these sites so even if you just submit your contact information and specialty you’ll be ahead of your competition.

Thank you, David Mihm at SEOMoz for this great information!

Have you thought about putting virtual tours of your listings or a promotional video of your real estate services on YouTube? It could be a good way to drive traffic to your website.

Just like any other search engine optimization you need to make sure you have the right keywords in the title and description. Give as much information as you can and research which keywords viewers are searching.

Also, include a link to your website. This may seem obvious, but I found it is often over looked and many marketing companies who produce the videos or virtual tours will include a link to their website instead. If people are looking at your videos on YouTube they are interested in your listings or finding a Realtor, so send them to your website for more information and to contact you!

Even though tags are not seen by the public, they are very important because even if someone is looking at another video this gives yours a chance to show up as a “related video.” Put some thought into choosing the right tags.

Get creative! More popular videos will show up higher in the rankings. Just like traditional SEO, when people link to your website or video it will rank higher. YouTube takes it one step further and increases the rank of videos that have been embedded on other sites.

While you are encouraging your viewers to embed or link to your video, encourage them to post comments or ratings as well. Send your videos to your sphere of influence. They are more likely to give you a good rating and may even know of a potential buyer or seller for you!
